Not all properties can fully comply with the Minimum Energy Performance requirements.
There are six exemptions that landlords may apply to register for:
- Where all improvements up to the value of £3500 have been made and the property still cannot achieve an 'E' rating.
- High Cost exemption, where the cheapest improvement works exceed £3500. (There are no low cost measures that can be done.)
- Wall insulation is not suitable.
- Third party consent denied, such as Local Planning Authority, freeholder and such.
- Property devaluation.
- Six month temporary exemption for a new landlord.
All exemptions must be registered on the national PRS exemptions register.
